road in front of the property is two way and is under current plan with TXDOT for the conversion into one way traffic in the near future. TXDOT has additional plans to swap both exit and entrance ramps near the property; thereby creating a northbound exit from IH35 near the southern boundary of the property.



Central Texas Medical Center in San Marcos is approximately 5 miles to the north.

Resolute Health Hospital in New Braunfels is approximately 8 miles to the south.



There are no hotels or gas stations to the South of location for approximately 9 miles; this means there are no facilities in close proximity to the Outlet Mall for northbound travelers on IH35.

Frontage on IH35 is located in an SBA Hub zone


TXDOT plans for the reversal of an entrance ramp on I35 creating an exit from I35 that flows into the access road near our southernmost border will  be initiated very soon. In addition TXDOT will be converting the access roads  to one way for improved traffic flow.  As part of TXDOT's plans the Posey Rd bridge will be converted to an underpass and IH35 will become an overpass as it travels over Posey Rd to our north.

 San Marcos High School  is only two miles away, conveniently reached by traveling down Old Bastrop Hwy behind the property.
